Smiley UpDown 256x300 Top Things Buyers Do that Can Turn Sellers Off Do people think all of today’s sellers are under the gun and will just put up with whatever behavior buyers dish out?  Not necessarily……

Here’s a few of the most common seller turnoffs:

  1. Trash-talking: The home buyers who think they’re going to negotiate the list price down by slamming the house.  Like telling the sellers how little it is really worth, how the house across the street sold for nothing, why the school on the corner should make them desperate to give the place away, etc. This strategy never works!
  2. Making crazy low-ball offers: No one likes to feel like they are being taken advantage of.  Sellers generally know the rough amount that their home is worth, as well as what they need to sell it for to get their mortgage paid off.  Yes, the price you pay should be driven by the market value and not what the seller owes.  There is tons of inventory in this current market,  Yes – the price you pay for a home should be driven by its fair market value, rather than the seller’s financial needs, and deals are more available in a market like the current one, in which supply so vastly outpaces demand. Throwing super-lowball offers out at sellers hoping one will hit the spot is not generally a successful strategy.  Especially if you really, really want a given property!
  3. Renegotiating mid-stream: Sellers plan their finances, moves and  – to some extent – their lives around the purchase price a buyer agrees to pay for their home.  If you get into contract to buy a home, find out during inspections that costly repairs need to be made, then propose a lower sale price, repair credits or even actual repairs to the seller.  Then that’s sensible and fair.  If you were aware that the property needed a lot of work before you made an offer on it, then you come back asking for a TON of money worth of credit or price reductions midstream, expect the seller to scream.  Also, holding the seller up two weeks into the transaction because you caught a case of buyer’s remorse? Not so good!  This is not so likely to foster the spirit of cooperation you may need to get your deal closed.
  4. Misleading or setting the seller up: Do not mislead the seller!  Offering way over asking with the plan to hammer the seller for a reduction when the house doesn’t appraise at the purchase price?  NOT GOOD!  Making an as-is offer planning the whole time to come back and ask for every penny for every repair called out by the inspectors?  Is not exactly professional behavior.

Kitchens are going dark, LED lighting is gaining steam, and trash is getting more attention, according to the National Kitchen & Bath Association, which surveyed 100 designers at the end of 2010 to reveal the hottest kitchen trends.


Here below is a list of what’s cooking in kitchen trends for 2011, based on NKBA survey results of which kitchen designs are increasing in demand and which are losing favor.

1. Cabinetry
Gaining steam: Maple cabinetry
Losing steam: Cherry cabinetry

2. Kitchen finishes
Gaining steam: Dark natural finishes; light natural and colored painted finishes are also gaining popularity slowly
Losing steam: Medium natural, glazed, and white painted finishes are on the decline.  Distressed finishes has dropped significantly.

3. Color
Gaining steam: Grays, beiges, and bones
Losing steam: Brown tones, whites, and off-whites

4. Design styles
Gaining steam: Shaker style is on the rise and Traditional style remains the most popular kitchen design
Losing steam: Contemporary style

5. Cabinetry upgrades
Gaining steam: Unchilled wine storage, yet undercounter wine refrigerators are losing favor.
Losing steam: Tall pantries, lazy Susans, appliance garages, and pull-out racks are declining slightly in popularity.

6. Countertops
Gaining steam: Solid low-maintenance countertop surface has grown in popularity, but granite and quartz continue to hold.
Losing steam: Laminate

7. Refrigerators
Gaining steam: French door and side-by-side refrigerators
Losing steam: Freezer-top refrigerators and freezer-bottom models

8. Cooktops
Gaining steam: Induction cooktops are closing the gap on gas and electric models; double wall ovens are increasing in use.
Losing steam: Gas cooktops are popular, but falling slightly in favor of induction and electric cooktops. Single wall ovens and warming drawers are also on the decline.

9. Lighting
Gaining steam: LED energy-efficient lighting options
Losing steam: Incandescent lighting and CFLs (compact fluorescent lights)

10. Trash
Gaining steam:  Trash or recycling pull-outs, garbage disposals, and trash compactors on the rise.
Losing steam: Not considering where the trash goes in the kitchen

  1. An appraisal isn’t an exact science.  A home’s value is based upon an opinion of how the home’s features compare to similar homes recently sold in the area.
  2. Appraisals have different purposes.  An appraisal for a home loan evaluates today’s market value while an appraisal for insurance calculates the cost to rebuild the home.
  3. An appraisal is a snapshot.  An appraised value will shift with changes in the local market.
  4. Appraisals don’t factor in personal issues.  The seller may need to receive a certain amount of money from the sale or he/she may need to sell immediately, either can affect the amount of money he/she will accept.

  • Don’t let the water run when brushing teeth
  • Use a timer for taking showers
  • When waiting for water to heat up, collect it and save it to water the plants
  • Use a power strip for appliances and office equipment and turn off when not in use
  • Unplug battery chargers when the batteries are fully charged or the chargers are not in use
  • Turn off lights when exiting a room, office, or conference room
  • Air dry clothes instead of using a dryer
  • Wash only full loads of dishes and clothes
  • Set thermostat as low as possible in the winter and as high as possible in the summer
  • Clean filters and furnaces once a month, or as needed
  • Clean warm-air registers, baseboard heaters, and radiators as needed; make sure they are not blocked by furniture, carpeting, or drapes
  • Turn off kitchen, bath, and other exhaust fans within 20 minutes after you are done cooking or bathing
  • During the heating season, keep the draperies and shades on your south-facing windows open during the day to allow the sunlight to enter the home
  • In warmer climates, close curtains and blinds on the south- and west-facing windows during the day
  • Keep all south-facing glass clean
  • Don’t place lamps or TV sets near your air-conditioning thermostat
  • Close curtains and blinds at night; open them during the day
  • Place the faucet lever on the kitchen or break room sink in the cold position when using small amounts of water; placing the lever in the hot position uses energy to heat the water even though it may never reach the faucet
  • Use a covered kettle or pan to boil water, it’s faster and uses less energy
  • Recycle!
  • Use old office paper as scratch paper
  • Turn off computers, and the power-strips they are plugged into, every night
  • Make sure monitors are set to go into “sleep mode” within 15 minutes of suspended usage
